NYS Real Estate agency law states that we, as Realtors, must act like an OLD CAR when we represent sellers or buyers. The O is for obedience and here are some situations that have been presented in this regard.

A seller requests that their agent be present at the inspection for the purchaser to ask/answer questions that the purchaser and/or inspector has…

A seller assumes that their agent will hang curtains in a vacant house and gets annoyed when she does not see them in the photos…

A seller requests the listing agent to accompany all showings…

A seller asks the Realtor to go to property to meet various vendors, paint, help move furniture, feed the cat, check the heat, etc etc.

Where do we draw the line when it comes to obedience? Is every opportunity to serve our client an opportunity for a client to ask us a favor? Or is this all part of our fiduciary responsibility?
